1319 Edwards St

This is FW Heritage’s sixth Respectfully Built, new construction home in First Ward – another Victorian-era inspired, 4 bed / 2.5 bath home located on an extra wide street, at the corner of Edwards and Hickory Sts.

The south side of this 1300 block of Edwards is protected by –
a. City of Houston (COH) Minimum Lot Size Ordinance – prevents the sub-division of lots, and
b. COH Special Minimum Building Line Ordinance – structures must be built at a minimum of 15′ from the property line
— All homes on this side of the block will remain single family residences on full sized lots.

After years of sitting vacant, we bought this 5,000 sf corner lot and immediately went to work. And voila! — we present 1319 Edwards – a 1,722 sf home sprinkled with historic touches, despite being a brand new build. She is located a stone’s throw from the deliciously popular First Ward treasure – Stanton’s City Bites; and around the corner from the old Montalbano Tire Building, where there is a friendly neighborhood bar, a vibrant yoga studio and a highly acclaimed institute of dance.

*At the end of 2019, we returned to to 1319 Edwards to build a 500 sf guest house at the back of the property for the homeowners Dad. A compact version of the main house, it has all the creature comforts – full sized stainless steel appliances, good sized living room and eat-in kitchen with a generous bedroom and glass enclosed shower.
